Living North vs. South of Durango

If you’re considering living outside Durango, one of the decisions you may run into is whether to look north or south of town. Both offer great Southwest Colorado living, but there are some noticeable differences—especially when it comes to views and snow.

North of Durango, the Animas Valley offers beautiful valley and red-cliff views, with more opportunities for big San Juan Mountain views as you head farther north. South of town, areas like the Florida Mesa can offer outstanding views of the La Plata Mountains, along with a landscape that gradually transitions toward the higher desert.

Then there’s snow. Highway 160 can serve as something of a dividing line around Durango. Generally, areas north of 160 tend to see more snow, while properties farther south can have a somewhat drier, high-desert influence. Of course, a big Southwest Colorado storm can cover all of us.

Those differences can have a real impact on what it’s like to live in a particular area—and they’re part of what makes choosing a location around Durango about more than just mileage from town.
